When you list your home with Sutton Group-Bayview Realty Inc. a nation wide network of sales representatives goes to work for you. Here are the steps I will take immediately to ensure that your home receives broad exposure on the market:
For Sale Sign
With your approval Sutton Group-Bayview's distinctive "For Sale" sign will be placed on your property within 24-48 hours after the listing agreement is signed.
Feature Sheet
I will prepare a professional feature sheet for your home that will be distributed to other agents as well as to potential purchasers. It will highlight the key selling points of your home.
Agent Open Houses
I will arrange numerous strategically timed open houses for sales representatives from all Toronto area brokers. These open houses will be scheduled with you and held during the weekdays from Tuesday to Friday. I want to ensure that every salesperson has several convenient opportunities to inspect your home.
Public Open Houses
With your agreement, I will hold public open houses on weekends or weekdays, as appropriate.
Exclusive Mailing List
I will prepare and send an information sheet about your home to my own exclusive mailing list of the busiest, effective salespeople in our area.
Agent Network
I strive to motivate agents to show and sell your home through my many personal contacts. I am constantly working to maintain this high rapport with the salespeople in the area. Their relationships with me will help sell your home!
"Just Listed" Cards
To reach potential buyers who are known to property owners in your neighbourhood, I will distribute "Just Listed" cards as soon as possible.
Classified Advertising
Classified advertising will be successful in selling the specific advertised home at times. Its main purpose, however, is to create a large pool of potential buyers interested in homes like yours. Every time another home in your price range is advertised, the inquiry generated may well be the buyer for YOUR home.

- We shall discuss with the particulars of your specific situation in order to establish a complete understanding of your needs.
- I would like to be able to examine all pertinent house documentation. Access to your property deed, survey, mortgage, tax bill etc. would be most helpful.
- I will carefully inspect your home with you -- both inside and out. Please be able to identify the features of your home that made it attractive to you when you bought it. Any documentation of improvements that you have made to the home would also be helpful.
- A “Comparative Market Analysis and Strategic Marketing Plan” will be prepared for your home. The Comparative Market Analysis is my interpretation of the current market as it pertains to the sale of your home. Pricing recommendations will be included in this analysis. The Strategic Marketing Plan will outline the steps that will be undertaken in order to sell your home.
- Any suggestions would be welcomed as together we review the Comparative Market Analysis and Strategic Marketing Plan. I shall present the pricing recommendations and suggest alternative strategies so that we can establish the best possible price for your home in today’s market.
- Suggestions and recommendations will be made as to how best to prepare your home for the market so its presentation will have maximum impact. I have a brochure that I will leave with you that many have found to be most helpful.
- I shall review the advantages and pitfalls of buyer brokerage as it will impact the sale of your home.
- I shall prepare the listing agreement and review it with you.
- I shall carefully review all of the selling procedures.
